What You Need to Know

Floods are the most common natural disaster in the US. Flooding can happen any time of year and is not limited to coastal areas or devastating storms. Some of the more frequent causes are Tropical Storms and Hurricanes,  Spring Thaw, and Heavy Rains. Even if you do not live in a high-risk flood zone, you can still experience flooding. In recent years, about 25% of all flood insurance claims came from people who live outside a high-risk zone. Here is what you should consider when thinking about flood insurance:

  • You can’t rely on Federal Disaster Assistance alone.
  • Flood policies are provided by the federal government and administered by insurance companies. Flood policies are available in communities that have joined the National Flood Insurance Program (NFIP).
    www.fema.gov/fema/csb.shtm.
  • Just a few inches of water from a flood can cause tens of thousands of dollars in damage. Over the past 10 years, the average flood claim has amounted to over $33,000.  To find out how much damage could occur in your home, visit http://www.floodsmart.gov/floodsmart/pages/flooding_flood_risks/the_cost_of_flooding.jsp.
  • Flood insurance is available to homeowners, renters, condo owners/renters, and commercial owners/renters. Costs vary depending on how much insurance is purchased, what it covers, and the property's flood risk.
  • Flood policy provides coverage for buildings and contents. However, you might want to consider whether to insure your personal property since contents coverage is optional.
  • Typically, there's a 30-day waiting period - from date of purchase - before your policy goes into effect. That means now is the best time to buy flood insurance.
  • Flood insurance is more affordable than you think. Contact us today to find out more about flood insurance or to get a free quote from our staff.

Coverage Options

For homes located in low to moderate flood hazard areas, a Preferred Risk Policy provides the same coverage as a standard Flood Insurance policy. Coverage for direct physical loss due to flooding includes:

  • Your building's structural elements can be insured up to $250,000 residential, $500,000 non-residential.
  • Your contents can be insured up to $100,000 residential, $500,000 non-residential.
  • Replacement cost coverage is also available for a single-family, primary residence.
  • To qualify, your dwelling must be your principal residence, it must be owner occupied, and it must be insured at the time of the loss for at least 80 percent of the building’s replacement cost or the maximum coverage available, whichever is less.

Additional Coverage:

The amount of coverage you can purchase under a flood insurance policy varies, depending on your community’s flood program status, the replacement cost value of the home and the policy limits available. Call our office at 973-635-9494 today to find out how much flood insurance coverage is enough for you.

Flood Insurance Discounts & Savings:

Companies selling National Flood Insurance coverage do not set flood insurance rates. FEMA (Federal Emergency Management Agency) establishes flood insurance rates, and once a community’s flood risk zones have been determined, all companies offering National Flood Insurance provide coverage at the same price.
